REP Project is an Italian based engineering and development company with an outstanding track record in the European Commercial Real Estate market. It specializes in the development and management of integrated shopping centres located in Eastern Europe. Over the past 20 years REP has been involved in
important investment projects by assisting Coimpredil – King Cross, an Italian investor headquartered in Brescia, during the entire development cycle of eight Shopping Centres in Eastern Europe, specifically: six in Poland (two in Warsaw and Lodz and one in Gdansk and Poznan), one in Ukraine (L’viv) and one in Croatia (Zagreb).

Coimpredil – King Cross, which relied on REP’s expertise and capabilities, obtained brilliant financial returns by selling its positions to multinational commercial real estate investors:

KING CROSS CROATIA Degi bought Croatian Jankomir shopping mall at 5.8% yield August 2006 German fund manager Degi paid € 81 million to buy the King Cross Jankomir shopping center in Zagreb, Croatia. The German fund manager bought the shopping centre from Italian developer Coimpredil. The periodical “Euro Property” shows that the shopping centre generates an annual net operating income of € 4.7 million.
CASINO POLAND GE Capital Real Estate and Heitman Central Europe Property Partners bought eleven shopping malls in Poland for €163 million. France’s Casino group & Coimpredil – King Cross shopping centres have sold eleven shopping malls in Poland to a group consisting of two investors – GE Capital Real Estate and Heitman Central Europe Property Partners – for €163 million. The sale of the malls, all of which were constructed around Geant hypermarkets owned by Casino, was concluded via the company’s Polish real estate unit Domy Towarowe Casino.

Development service

REP Project organizes and manages all the development phases necessary for shopping centre accomplishment. Its activity covers: defining and delivering business plans, retail site selection, plot acquisition, project planning and designing, obtainment of all necessary permits and authorizations, building work supervision.

Investment management

REP Project provides a broad range of services to institutional investors specialized in the development of shopping malls and retail outlets in general, including preparation of feasibility study and potential equity return analysis, optimization of revenues, reduction of costs and assistance on decision making.

Agency services

REP Project offers specialized agency services for retail market, including market analysis, tenant mix analysis and contract negotiations. REP assists Italian retailers to expand in Eastern Europe. Upon demand from investors, with an expert team REP Project manages shopping centres after opening.

New developments in Serbia

REP Project identified a number of areas sufficiently large and adapted to the development of hypermarket-led shopping centres, located along the new ring roads of the city of Belgrade, in correspondence with the most recent and most significant residential developments of the whole conurbation with catchment areas of 200,000 to 400,000 inhabitants each.

Future Developments
